Hi, and welcome to Eagle Vision’s The Visual Pulse April Edition,

March proved to be a challenging month for the property industry. While the interest rate drop in February sparked talk of a “rebound”, the war in the Middle East and escalating fuel prices changed all that. Despite the Australian housing market hitting a massive $12 trillion milestone, the immediate “bounce” many expected is still materialising.

To help you navigate these shifts, we’ve curated this month’s top insights—from world-class sustainable design in Rotterdam to the data suggesting the RBA might cut rates sooner than expected.

Victoria St, Brunswick Built-to-Rent

This month, we are proud to highlight our continued collaboration with DRC Architecture and Assemble Communities on the Built-to-Rent VSB precinct in Brunswick. This complex development—featuring four residential towers centred around a vibrant communal courtyard—required a rigorous, data-driven approach to architectural 3D modelling and documentation.

And lastly, we want to highlight the latest shift in how we design our suburbs. It’s been a big month for big ideas in the planning world, especially with the buzz surrounding South Australia’s New Housing Pattern Book. The Planning Institute of Australia (PIA) recently weighed in on how these pre-approved designs could be a game-changer for accelerating project delivery. While it’s a bold move to tackle the housing crisis by streamlining the “look and feel” of our neighbourhoods, the real challenge will be balancing that speed with the high-quality, sustainable design our cities deserve.

Speaking of quality, we are thrilled to see local talent leading the way, with a prominent Adelaide architect awarded a fellowship for a greenfield pattern book specifically for greenfield developments. It’s a testament to the innovation happening right here in our backyard.

That will be all for this month’s edition. I hope you find The Visual Pulse helpful, and as always, we look forward to your thoughts and suggestions!

Cheers!
